Easy methods to purchase an condo in Paris

Through the years, I’ve gotten quite a lot of questions from folks desirous to dwell their dream and purchase an condo in Paris. When shopping for mine, I realized fairly a bit (greater than I assumed!) however crucial factor was studying the worth of getting somebody in your facet who is aware of the ins and outs, and idiosyncrasies, of the distinctive world of Paris actual property.

A giant problem is the distinction between the French and American programs. In contrast to what you see on tv exhibits, consumers in France don’t usually have their very own brokers wanting and representing them. So while you’re shopping for a spot, you’re counting on the vendor’s agent to correctly symbolize the property. (Hmmm…what may do mistaken? Reply: Quite a bit.)

And not using a a number of itemizing service (MLS) in Paris, it’s essential to do all of the trying to find your self by means of newspapers, on-line adverts, actual property company home windows, and speaking to locals, to discover a place. I do know as a result of I spent a number of years doing that earlier than I discovered my condo.

My pal Miranda Junowicz Bothe based Paris Property Group, a househunting firm that helps locals and foreigners discover the property of their goals, with out the nightmares, navigating the acquisition from begin to end. I met Miranda a few years in the past and we turned quick associates. Fluent in 4 languages, not solely did Miranda graduate from Yale Legislation College, she can also be a featured visitor host starring on HGTV HouseHunters Worldwide, the place she’s helped folks navigate the world of Paris actual property.

Miranda now divides her time and skills between Paris and Palo Alto, and I used to be comfortable to speak together with her on this Q+A, as she shares her ideas about what makes the Paris actual property market so particular and distinctive, and the way she helps folks make their dream come true!

______

David: Hey Miranda. It’s been an attention-grabbing few years, with Covid and different calamities conserving us aside, and I’m used to seeing you extra usually. So it’s nice to lastly chat with you right here.

I’m fairly positive that I met you at a celebration in a loft, in Paris again in 2008, hosted by a pleasant group of French rugby gamers. I bear in mind quite a lot of drinks, and never a lot else, however I do bear in mind assembly you.

Quite a bit has modified since then (fortunately for me!), and also you and I’ve turn into good associates and have shared plenty of life experiences collectively. From what I’ve seen, your finest qualities are your willpower to get the fitting final result with no matter scenario comes alongside, and the way sharp you’re. And after a prolonged search alone, you helped me get my condo in Paris. I’m not tremendous savvy about French actual property and now perceive the worth of getting somebody with expertise and willpower in your facet.

So many individuals dream of proudly owning a spot in Paris, and you’re a kind of folks that may make that dream come true. How lengthy have you ever had Paris Property Group and why did you begin it?

Miranda: I keep in mind that social gathering too, David! Life altering however solely insofar because it was the start of a friendship I treasure.

Once I first moved to Paris in 2003, my future husband and I spent practically a yr in search of an condo to purchase. There isn’t any A number of Itemizing Service (MLS) in Paris, which is a consolidated database of all of the properties on the market in a market and is the system utilized in nearly each U.S. metropolis. There have been very restricted on-line assets on the time; however even immediately, there may be not a single web site that may boast or lists all of the properties out there on the market in Paris.

For that purpose, our search entailed scouring print and on-line assets and contacting every particular person itemizing agent on our personal to study extra about, and prepare to go to, the properties. What’s extra, since every agent can solely promote no matter few properties they’ve listed, you possibly can’t simply wander into an actual property workplace and have them present you every part in the marketplace. They’ve each curiosity in getting you in to see the property that they’ve…even when it doesn’t in any respect match the standards that you’re in search of, within the hopes you would possibly simply cave and purchase it anyway. As a lot as it’s enjoyable to go to Paris residences, we spent numerous hours arranging showings and visiting residences we might by no means need. We have been clear and insisted that we needed a 2-bedroom, however have been proven not less than 5 1-bedroom residences, every time the agent telling us, “You’re a younger couple, you’ll be tremendous with one bed room!”

We in the end visited 45 properties earlier than we discovered the one which we purchased. And we spoke French! I spotted that navigating the property shopping for world as a foreigner who didn’t communicate French could be an excellent larger endeavor, much more so for consumers hoping to return in for a brief journey to purchase their dream pied-à-terre. I spotted there was a helpful service that I may present for anglophone consumers and in the end began Paris Property Group to do exactly that. Right now we provide a set of end-to-end providers and work with consumers and sellers – each French and foreigners – to efficiently navigate this distinctive market.

David: Lots of people don’t understand how totally different the method is of shopping for property in France vs. different international locations. As you talked about, the most important distinction is that there’s not solely no MLS, but additionally no web sites like Zillow, Redfin, or Streeteasy that cowl all the metropolis and allow you to browse for your self, which is surprising to many Individuals used to having the ability to search and see every part that’s on the market of their city or metropolis, on one web site.

So in case you’re in search of…say, a one-bedroom condo within the Marais, to search out one, it’s important to go to all of the totally different actual property companies within the Marais (since as you stated, companies solely symbolize properties of their particular neighborhoods), in addition to search on-line – and as I’ve realized, many locations are discovered simply asking round in neighborhoods you’re considering. In America, you’d by no means begin up a dialog with a stranger in a café and ask in the event that they know of any locations on the market, as you’d do in Paris.

Along with how (and the place) properties are listed, what are a number of the different variations, together with cultural, that folks must navigate when buying an condo in Paris?

Miranda: I’ve purchased and offered property in three international locations: France, Germany, and the US. In every nation, the system is vastly totally different. Significantly for Individuals, a lot of the method is totally international and it’s essential to go away your expectations on the door and be prepared for a very totally different shopping for course of than what you’re used to.

First…don’t count on to see the handle of the property posted on-line! As a result of there isn’t a MLS in Paris, sellers will usually record nonexclusively with plenty of totally different actual property brokers, and also will attempt to promote the property on their very own, too.

The French are very discreet about their funds, and most often don’t even need their neighbors to know that they’re promoting. Nonetheless, they may usually inform the guardienne who lives within the constructing, and lots of gross sales nonetheless occur with out an company, as you talked about, however just by phrase of mouth. With out an unique contract, brokers are rightfully fearful that different brokers or consumers will go round them and they’ll lose their fee; which is why they’re so secretive in regards to the particulars. What’s extra, with multiple itemizing agent per property, you may even see the identical property marketed at totally different costs at a number of companies! You’ll positively need to go to with the company that advertises the bottom worth, for apparent causes…if yow will discover it.

So as to promote a property in Paris, the vendor should present sure info and diagnostic checks: How massive is the property, its power effectivity, the presence of any lead-based paint or pests, amongst a number of others. There isn’t any responsibility to appropriate any potential points, simply the responsibility to tell. In most gross sales immediately, the client hires an expert who does the measurements and checks and certifies the accuracy of that info.

One other massive distinction that surprises foreigners, particularly those that’ve lived in cities the place bidding wars are commonplace, is {that a} itemizing settlement (with the worth) in France is taken into account a proposal by the vendor to promote at that worth.

That signifies that, in case you, as a purchaser, provide the record worth to an company, the vendor is obligated to simply accept your provide – even when you have a mortgage contingency. That is vastly totally different from many U.S. markets like Silicon Valley, the opposite market the place I work as an actual property agent, the place a number of presents and bids are available in at tons of of hundreds of {dollars} over the listed worth, as is the norm immediately.

David: That stunned me quite a bit, Miranda, that the vendor is obligated to simply accept the provide in case you are available in on the asking worth. Coming from San Francisco, the place there are a number of presents over the asking worth, and issues get aggressive, it appears nearly quaint to pay the precise worth for a spot that’s on the market. I defined that to Romain as soon as and he was floored that folks would pay greater than the listed worth. And actually, once I phrase it like that, it does sound odd!

(And also you’re additionally spot-on in regards to the French being very ‘discreet’ about something monetary, which is why many lovely residential buildings in Paris are hidden behind closed doorways, the place you possibly can’t see them.)

Additionally, in contrast to within the U.S. the place folks can view comparable costs (comps) for properties round the place you’re looking, to get a really feel for costs of comparable properties, that info isn’t out there to the general public.

[Update: Several readers chimed in about this website which lets you see some apartments that sold in certain buildings, but it doesn’t let you specify which apartment in the building it is, and many buildings in Paris have 20-40 units in them. So you’re basically seeing how much something sold for, priced by square meter. Meilleurs agents has an estimation guide to the average price per square meter in each arrondissement in Paris.]

I additionally discover it curious…okay, sort of unusual…that in France, the vendor’s agent represents the client, too. I’ve not found out why that’s nonetheless the case because it looks as if a good suggestion for every social gathering to have their very own illustration (as we do within the States), to keep away from any conflicts of curiosity, however as I’ve realized, and as you’ve talked about, you’ve received to depart your expectations on the door and adapt to a different mind-set.

Miranda: Sure David, as you now know from shopping for your first place, in most transactions in France, the itemizing agent will symbolize each the client and the vendor, and negotiate on behalf of each. For French consumers this has at all times been the truth, in order that they don’t actually query the inherent battle of curiosity for one agent to symbolize each side. For those who do convey your personal actual property agent to symbolize you on the acquisition, you could have to compensate them on prime of the charges already within the buy worth, except the itemizing agent is able to cut up their fee. For residences lower than €1.5 million, most itemizing brokers received’t comply with a cut up.

Actual property brokers in France do little or no of the contractual or authorized work and the closing course of is overseen by a French notaire, a lawyer specialised in actual property transactions. Right here too, one notaire can symbolize each side; however because it doesn’t price extra to have your personal notaire (the charge is then cut up between them), it’s ordinarily advisable to take action.

David: Once I was in search of my condo, the listings tended to be…um, very…informal, shall we embrace? I’d usually see unmade beds, garments (together with lingerie and bras) drying on racks in the lounge, sinks overflowing with dishes, or a photograph of simply the surface of the constructing. I noticed an image of an condo whose partitions have been splattered with crimson paint (which appeared like a criminal offense scene), one place the place the bathroom was affixed to the wall proper subsequent to the mattress (which admittedly was handy for many who stand up in the midst of the night time to ‘go’…) and I not too long ago noticed an inventory that was only a photograph of a settee pushed up towards a naked wall. And that was alleged to symbolize the condo.

(In the previous few years, although, listings have improved dramatically at some companies and lots of have gotten the trace to tidy issues up earlier than taking footage.)

One other massive distinction that was laborious for me to get used to Miranda, was that the vendor is usually within the condo throughout showings, which I discovered unnerving since I couldn’t be as candid as I usually could be if the sellers weren’t standing proper there in entrance of me and Romain, listening to us ruminate over the great and unhealthy factors of the condo we have been taking a look at. I’ve since realized that the French are sturdier than we’re and don’t thoughts in case you level out issues that you just don’t like of their condo. Effectively, typically…!

Miranda: Ha! I may let you know some tales…

One time, on a go to to a surprising (and costly!) Marais condo with my American purchasers, we entered to search out the teenage kids of the sellers sitting on the kitchen desk with their half-eaten dinner in entrance of them, smoking cigarettes. My purchasers felt personally slighted by the scene! Suffice to say, as you realized, staging just isn’t culturally a part of the French property sale course of.

However in some methods, that is sensible: staging is often overseen by an inventory agent, who is aware of they may promote the property and is able to make investments money and time to make it extra enticing in the marketplace. With a number of brokers representing the identical property, none of them have this incentive. At Paris Property Group we solely take unique listings, in order that we are able to work with the vendor on presenting the condo in the very best mild and get the best sale worth for our shopper. Nonetheless, it may possibly take some critical convincing to get them to spend money on a correct cleanup!

David: I can think about the shock for somebody to enter an condo to discover a household having a smoke with their youngsters. I noticed a spot with a pal not too long ago the place the proprietor of the condo had left a few of their, er…grownup novelties, on the nightstand. I assumed they forgot to place them away however once we went again for a second go to, they have been nonetheless there.

As a result of even the French are busy and don’t have time to have a look at 45 (or extra!) residences, I do know French folks and foreigners are utilizing chasseurs, condo hunters, like you’re. The method invariably does take time, it doesn’t matter what route you go, however a hunter can positively assist slender issues down, and oversee the search and eventual sale, on the client’s behalf.

As soon as somebody has determined they need to purchase a spot, how lengthy does the method often soak up Paris, from begin to end?

Miranda: From the time your provide is accepted, it may possibly take 3-4 weeks earlier than a purchase order contract is definitely signed by the events. At that signing, the client should deposit 10% of the acquisition worth within the notaire’s escrow account, which he or she will lose in the event that they fail to carry out below the contract. The closing interval can also be lengthy, often 2-3 months. Throughout that point, the notaire confirms that the vendor has good title to the property and that every one mortgages and liens might be paid by means of the proceeds of the sale.

The notaire additionally performs plenty of administrative formalities, together with calculating the capital positive factors tax owed by the vendor and the acquisition taxes (stamp duties) owed by the client. The “notaire charges” paid by the client, which embody these stamp duties and the notaire’s charge for providers, are between 7-8% of the acquisition worth. Whereas that can appear terribly excessive (to Individuals particularly) for buying a property, annual property taxes in Paris are between 0.1 and 0.3% of the worth of the property, a fraction of what they’re within the US. The method culminates within the signing of an acte de vente, after which you’re the proud proprietor of your Paris condo.

David: Sure, it surprises individuals who aren’t French to study that the client pays each the vendor’s actual property agent charge, and the notaire charges, that are a mix of taxes and administrative charges, kind of much like what we name “closing prices” within the U.S. which the vendor pays, not the client. Are you able to go into that somewhat extra?

Miranda: The record worth marketed for properties on the market in France contains the itemizing company charges within the worth. The legislation modified a number of years in the past requiring that the itemizing point out the precise quantity of the charges being charged. As such, sure, the client “pays” the itemizing agent fee as a part of the full worth of the property. The benefit with that system is that the mortgage quantity is predicated on the property worth plus company charges, moderately than the charges having to be paid individually at closing. The drawback is that notaire charges (additionally referred to as stamp duties elsewhere) of 7-8% are then calculated on that whole quantity. The customer can ask his notaire to separate out the charges within the preliminary buy settlement to exclude them from the stamp responsibility calculation.

Stamp duties, or notaire charges, are completely the duty of the client and paid at closing. These embody the charge for the providers of the notaire, administrative charges related to the town of Paris and the French authorities, and buy taxes due on sale. No manner across the notaire charges. On the optimistic facet, they’re vital sufficient to discourage actual property hypothesis that has exploded costs in different actual property markets.

David: Sure, there’s quite a bit much less incentive to “flip” a spot since there are vital charges while you purchase a spot, which is certainly an upside and in comparison with locations like New York Metropolis and San Francisco, Paris appears extra reasonably priced, particularly with the low property taxes. The method does take time, although as do many issues in France, nevertheless it’s value it as Paris is a reasonably spectacular place to dwell, whether or not it’s full-time or simply as a frequently-returning customer. What are a number of the benefits to proudly owning your personal place in Paris versus renting an condo sometimes?

Miranda: Mortgage charges for residents proper now are hovering round 2%, which continues to gas their curiosity in shopping for over renting: If it prices practically nothing to borrow, and financial savings accounts are paying rates of interest of subsequent to nothing, as they’re now, some great benefits of an actual property funding in a strong, regular progress actual property market are clear.

Nonresident consumers are sometimes pushed by a pleasure of possession and a long-standing dream of proudly owning a property in Paris: Styling it the way you need, attending to know your native bakery and butcher and eating places, and feeling like a real Parisian. For a lot of, visiting and renting a special condo every time, or staying in resorts, simply doesn’t present the identical expertise. As a result of short-term leases are now not allowed for nonresident’s residences, that have must be sufficient to be value carrying the bills that may solely partially be offset with medium-and long-term leases (except you don’t need to use the property in any respect and might lease it out full-time). Because of this some consumers have turned to fractional possession properties, the place they purchase a share in an condo that displays solely the period of time they may truly use it, say a number of weeks or months, so they don’t seem to be carrying all the expense of proudly owning on their very own.

David: You’ve had plenty of purchasers submit their profitable buy and renovation experiences below Shopper Tales in your The Paris Life weblog, which exhibits how great it may be to have an condo in Paris, which is encouraging!

So many individuals ask me: What’s the very best arrondissement to purchase in? Guests usually concentrate on the sixth, seventh, or the Marais however the place do you discover most individuals wish to dwell?

Miranda: Onerous to say! The most effective arrondissement for a purchaser, particularly a foreigner, who desires to be centrally situated and near all the nice style and purchasing, will are typically the Saint Germain des Pres (sixth arrondissement) on the Left Financial institution, or the Marais (third and 4th arrondissements) on the fitting. However quite a lot of residents tire of those closely touristed areas, and go for extra eclectic and on a regular basis neighborhoods with a youthful, extra French inhabitants, just like the tenth, eleventh and twelfth arrondissements, or areas that provide a extra elegant, idealized French expertise at a extra finances worth, just like the sixteenth and seventeenth arrondissements. Every neighborhood has its personal vibe and elegance, and the selection of buildings and residences fluctuate broadly from one space to the following. What makes Paris significantly particular is that you may stroll from one finish of the town to the opposite in only a few hours! So actually every part is kind of central, and yow will discover a neighborhood to suit nearly any type. What’s extra, as Paris has devoted increasingly more assets to public transportation and eliminating personal vehicles on the roads, the town has began to really feel smaller and extra accessible irrespective of the place you reside.

David: I bear in mind seeing an episode of Home Hunters Worldwide on HGTV that I imagine you have been featured in, the place a pair balked at a wonderfully beautiful condo that was two tales up, with no elevator. Despite the fact that increasingly more buildings in Paris are putting in elevators, locations in on a regular basis neighborhoods are typically for locals, in some respects, however possibly “too native” for vacationers. (i.e.; numerous stairs, little or no English spoken, and many others.)

Do you ever attempt to information folks to outer arrondissements, the place the costs are much less and the neighborhoods are crammed with regular working-class people and households? If that’s the case, what are a number of the benefits of dwelling “off the crushed observe”?

Miranda: It actually is determined by the client, and what they’re hoping to get out of their Paris life. Costs within the outer arrondissements are considerably cheaper than within the middle, and nonetheless benefit from the one-off specialty outlets which have been pushed out of the extra touristy areas by costly designer clothes and furnishings shops. Among the most inventive eating places within the metropolis are popping up in these areas too, since rents are extra accessible to youthful cooks. If you’re able to enterprise out, sure, be ready to shine your French, because the outlets and residents are going to be much less capable of cater to your English. However one other upside is that these areas have additionally supplied the next fee of worth appreciation than swankier neighborhoods in recent times as properly.

David: In contrast to different cities, costs in Paris haven’t dropped a lot in recent times, regardless of strikes, gilets jaunes protests, and the pandemic. In reality, they’ve continued to climb. Do you see that pattern persevering with or do you suppose Paris is on the verge of a “correction”?

Miranda: Paris did see a little bit of a correction during the last yr, with the pandemic halting the market completely for about two months, starting in March of 2020. Throughout that point, the quantity of gross sales dropped a dramatic 80%, and costs flattened and barely fell. In July of final yr, because the market was allowed to reopen, the unmet demand surged once more and property costs simply regained their losses. The truth is that Paris has seen such corrections previously, however the rebound is at all times quick and livid. With rates of interest at an all-time low, and worldwide consumers capable of understand transactions in any nation with extra ease than ever earlier than, there isn’t a purpose to suppose that the upward worth pattern in Paris goes to finish anytime quickly.

Moreover, Paris has the Olympics arising in 2024, and there are quite a lot of city renewal tasks happening that make each a part of Paris extra fascinating.

David: You’re now dividing your time between Paris and Silicon Valley, working as an actual property dealer in Palo Alto as properly. Each are “scorching markets,” as one would possibly say, and houses (and costs) are likely to shift in a short time. What’s the distinction between the way you assist folks within the States versus in France?

Miranda: In Paris, the place there isn’t a MLS or different marketwide database of properties, an necessary a part of our work with actual property consumers is to supply the very best properties from a myriad of assets, on-line and thru our community. As I discussed earlier, residences in Paris are sometimes listed with multiple agent, which implies pocket listings (personal, unshared listings) are an necessary supply of properties, and listings are all over by way of how they’re offered: what info is shared, the standard – and even the existence of pictures (and video is sort of unparalleled). And the precise handle of the property isn’t supplied so you possibly can’t see it with out an agent. Properties in Paris are sometimes lived in in the course of the sale course of, so even scheduling visits may be difficult.

In distinction, the Silicon Valley market is ruled by an MLS, which signifies that any realtor can share within the itemizing fee charge and promote the property to their purchaser shopper. All properties on the market are included in a complete database that’s readily searchable on-line and most frequently embody skilled pictures and movies, ground plans, precise addresses, and details about faculties, property taxes, close by transportation, and far more. What’s extra, most homes are staged and vacant after they come to market, and every realtor can convey purchasers to go to the house by means of a particular coded lockbox nearly any time of day. Discovering and accessing the properties is a comparatively simple a part of our work.

Past the search course of, the worth of a superb purchaser’s agent in Silicon Valley or Paris is in serving to the shopper assess the property by way of its facilities, neighborhood, situation, high quality, all of which communicate to worth, worth and phrases of a purchase order. Consumers in each of my markets are sometimes from out of the world, and serving to them perceive and navigate the acquisition course of is a key a part of what I do. Having labored in these two locations and with purchasers from everywhere in the world in each, I can say that actual property transactions are utterly totally different from one place to a different; and dealing with somebody who you belief and also you imagine understands the market and might navigate you thru it’s key.

The place the 2 markets differ once more is that Paris itemizing costs are a kind of aceiling on a purchase order – i.e., first to supply the itemizing worth will get to maneuver ahead and purchase the property. So, the technique for presenting the fitting provide worth and phrases is rooted in appearing rapidly, and evaluating how far close to or below the itemizing worth to supply. Hesitation, and making an attempt to win a number of thousand euros low cost, can imply dropping the condo of your goals.

In Silicon Valley, the record worth is usually decrease than the true worth of the house to be able to entice extra curiosity. Good houses are anticipated to promote in 10 days or much less, and there are sometimes a number of consumers prepared to supply on the house. In that case a proposal date is ready, and the ultimate worth can go tons of of hundreds of {dollars} over the record worth. The method may be actually nerve racking! As soon as we discover the fitting home, my technique is to construct a proposal with all of the items in place and probably the most enticing phrases to win the bid, at a worth that is sensible for the long-term funding, with an method that instills calm and confidence in my shopper.

David: Talking from expertise, I do need to say having your knowledge, steering, and perseverance can both make or break a sale. I’ve seen how properly you’re employed and go to bat to your purchasers, and it’s spectacular!

Along with having a second residence to trip in Paris to go to everytime you need, the place you possibly can maintain all of your garments and private objects till your subsequent journey, many individuals discuss proudly owning property as an funding. France is usually often known as a spot the place it’s laborious to do enterprise or the place taxes are excessive. What’s your tackle an condo in Paris as a longer-term funding?

Miranda: Paris actual property attracts native consumers and buyers from world wide, which has translated into demand that outstrips provide constantly, and a constant rise in actual property costs. The long-term enhance in worth is a staple of the Paris market: Small corrections occur, however over time the worth goes up constantly. Paris actual property is about as secure an funding in residential actual property as wherever and buyers can count on a superb return on their cash. If you’re prepared to carry onto the property lengthy sufficient, capital positive factors taxes scale back over time, so extra of the achieve realized goes into your pocket the longer you personal.

For non-resident consumers, as we talked about earlier, proudly owning a second residence in Paris was as soon as a short-term rental bonanza that allowed homeowners to cowl their mortgage and switch a pleasant revenue after they weren’t utilizing their condo. As a consequence of a critical housing scarcity, Paris has outlawed leases of lower than one month for second houses, so non-resident consumers who need to use their condo liberally and never lease long run, must be prepared to hold their bills with out this prepared revenue. Property taxes are solely 0.1 to 0.3% of the property worth per yr, and constructing affiliation charges are fairly cheap as in contrast with different main cities (€150-350/month), so nonetheless many worldwide consumers usually are not deterred.

David: Thanks for sharing all that information. As you stated, it helps to vary your expectations, and maybe to have somebody in your facet to assist navigate the method. The actual property market in France is kind of totally different from elsewhere, however there are some benefits, like low charges and property taxes, which actually are extra reasonably priced than elsewhere. And, in fact, everybody desires to dwell in Paris.

Talking of which, I can’t wait to see you once more and catch up at a café or share a meal in an area bistro. Are you able to let my readers know a few of your favourite locations to eat in Paris?

Miranda: A few of my favourite locations are out of doors areas, particularly after the yr we’ve had.  Informal locations like Floor Management or Recyclerie are indoor / out of doors neighborhood areas that mix backyard house with meals and drinks and are well-liked always of the day or night time.  The Seine and the Canal St Martin are lined with floating and land-based eating places, making them energetic nighttime areas to walk. And out of doors terraces like these adjoining to museums or monuments have spectacular views, comparable to George atop the Centre Pompidou, Les Ombres on Musee Quai Branly, Perchoir above the BHV or its authentic location within the eleventh, and Perruche on the roof of Printemps.

David: Thanks a lot Miranda. Can’t wait to see you once more…hopefully, quickly!
